Mortgage Protection Insurance in Jurupa Valley

Mortgage protection insurance is life coverage built around your loan. If you pass away before it is paid off, your family gets money to keep the payments going or clear the balance. We match it to what you owe and the years left, then show you the monthly cost before you decide.

How Mortgage Protection Works

This is life insurance with a single main purpose: if you die before the loan is paid off, the people you name receive money to clear the mortgage or keep up the payments. Most of these policies are term life set to last roughly as long as the loan.

Your lender's PMI is something else. PMI covers the bank if payments stop. Mortgage protection covers your family, and the payout goes to your beneficiary rather than the lender, who then decides what to do with it.

We meet with clients in Jurupa Valley, Riverside and Fontana and talk it over the way neighbors would. We read your loan statement, ask about the people who count on you and say so plainly if regular term life would be the better fit.

How We Help You Set It Up

Your real loan numbers
Have your most recent mortgage statement handy. We size the coverage from the actual balance, rate and remaining years instead of an estimate.
Level and decreasing coverage compared
Decreasing coverage shrinks each year as your balance drops, and it often costs less. Level coverage stays the same through the whole term, so anything beyond the payoff goes to your family. We show the two side by side.
Riders only when they make sense
Some policies offer disability or critical illness riders that help cover payments while you are alive. We explain the cost of each and whether it is worth adding, and we tell you when it is not.
Choosing who gets the money
We talk through who should be named and why listing your spouse or partner instead of the lender gives them more choices.
A clear take on exams and health questions
Certain policies call for a medical exam and others rely on questions alone. Before you apply, we tell you which path suits your health and schedule.

When Mortgage Protection Is Worth a Look

  • Your loan just closed

You owe the most right after closing. Coverage also prices lower while you are younger and in better health.

  • One paycheck covers the payment

When a single income pays most of the mortgage, losing it could put the home at risk. A policy closes that gap.

  • Job coverage falls short

Employer life insurance usually equals a year or two of salary and tends to end when you switch jobs. For many clients, it pays off only part of the balance.

  • You refinanced or added a second loan

A different balance or a longer payoff date can leave older coverage out of step. Time to check it again.

  • Your mailbox is full of offers

Closing tends to bring a stream of mortgage coverage letters. Let us set any of them next to other choices first, so you know what you would be paying for.

How It Works, Start to Finish

  1. 1

    A phone call first

You call, we ask a few questions about your loan, your age and your family. It takes about fifteen minutes and you are under no obligation.

  2. 2

We meet and run the numbers

We go over your mortgage statement together and show you a few coverage amounts and lengths, with the monthly cost for each. No pressure to pick that day.

  3. 3

    You apply

We fill out the application with you and answer each health question in plain terms. If an exam is needed, it is usually scheduled where it suits you.

  4. 4

Your policy arrives and we review it

When the insurer approves you, we go through the policy with you page by page. We check the beneficiary, the coverage amount and the dates so nothing is a surprise later.

What Changes Your Monthly Price

Mortgage protection has no single price. It depends on you and your loan. We put real figures in writing so you can compare them before deciding.

Age and health
Applicants who are younger and healthier pay less. Using tobacco pushes the price up quite a bit.
Balance and remaining years
A larger balance or more years left calls for more coverage, and that raises the monthly cost.
Level or decreasing
Decreasing coverage tends to cost less since the insurer's exposure drops each year. Level coverage costs more but leaves money for your family after the loan is paid.
Added riders
Riders for disability, job loss or critical illness each raise the premium. We suggest only the ones that suit you.
With or without an exam
No-exam policies move quicker but often charge more for the same amount of coverage.

Common Questions About Mortgage Protection

Something not covered here? (951) 397-0398

Is this just the PMI on my mortgage?

No. PMI covers the lender if payments stop. Mortgage protection is a life policy that pays the person you name when you die, and that person chooses how to use it.

Would plain term life work instead?

Often it does. Level term coverage can clear the loan and still leave money for other expenses. We price both and tell you which suits you. Our Term Life Insurance page has more detail.

What if I sell the property or pay the loan off early?

The coverage follows you, not the mortgage. Usually you can keep it, reduce it or drop it, and we go over those choices with you at that point.

Can I qualify with health issues?

In many cases, yes. Certain policies skip the exam and ask a handful of health questions. They can cost more, but plenty of clients with diabetes or high blood pressure are still approved.

Should my spouse be covered as well?

When both paychecks go toward the mortgage, covering both people makes sense. Some insurers sell joint policies, or each of you can have your own. We price both ways.
